70,000 sqm of new office to hit Bratislava in 2017

The Bratislava office market had a busy 2016. An additional two phases were added to Twin City and Rosum last year. Despite 40-percent vacancy at the 22,000 sqm Rosum, the city’s overall office vacancy dropped last year. In Q4, lease transactions totaling 81,000 sqm were signed, 53 percent of which were new leases, while 28 percent were renegotiations and 5 percent were extensions, according to the Bratislava Research Forum (BRF). Bratislava Business Center 1 Plus saw the largest transaction, a renegotiation of 10,147 sqm. Einsteinova Business Center, meanwhile, attracted a pre-lease of 7,500 sqm, and a new lease of 4,530 sqm was signed at City Business Center II. In 2017, a total of 70,000 sqm of new office is expected to hit the market with the delivery of projects like Uniq, Zuckermandel, the first phase of Blumental Offices and Panorama Business II.
