Planning approved for ‘Moerser Square’ – 10,000 sqm of logistics and office space to be developed

A major step forward has been achieved for the ‘Moerser Square’ development, as planning permission has been granted for a new multifunctional building spanning over 10,000 square metres of logistics and office space. The project, led by Ixocon Immobilien GmbH & Co. KG, is set to begin construction in November 2024 at the Moers-Hülsdonk industrial estate on a brownfield site measuring approximately 21,000 square metres. Logivest, an integrated logistics real estate consultant, has been appointed to exclusively market the property.

“With the building permit now secured, we are moving ahead according to our timeline. Construction, managed by Goldbeck as the general contractor, will begin in November 2024, and the project is expected to be completed by October 2025,” said Stephan Weichselbaum, managing director at Ixocon.

The development will feature around 9,100 square metres dedicated to production and storage, 550 square metres of office and social spaces, and approximately 600 square metres of mezzanine area. Built to meet the sustainable EG 55 standard, the facility will incorporate modern, eco-friendly technology.

A photovoltaic system with an output of around 1,000 kilowatt peak will be installed on the roof, providing the future tenant with access to low-cost and green electricity. Additionally, a green roof covering over 800 square metres will be created above the mezzanine area. The property will be heated via a central air-heat pump, with underfloor heating in the logistics hall and office areas. Cooling will be provided by split units in the office, meeting, and recreation rooms. The façade and roof will be insulated to meet the EG 55 standard to minimise energy consumption, while LED lighting, designed to be insect-friendly, will be installed both inside and outside the building. For added functionality, the property will include a WGK3-sealed hall and underground courtyard for the safe storage of hazardous materials.

The site’s location offers prime transport links, positioned near the A57, A40, and A42 motorways, and in close proximity to the Port of Duisburg, making it a strategic hub for logistics and production businesses.

Ixocon acquired the 21,000-square-metre brownfield site in mid-2022, with Logivest playing a role in the transaction. The new development aims to meet the growing demand for modern logistics and production spaces in a highly accessible and strategically important location.
