Dom Development has launched the next phase of its expansive Metro Zachód Residential District in Warsaw’s Bemowo district. The developer has begun construction on two new buildings as part of a multi-stage project, which will ultimately deliver at least 2,300 additional flats over the coming years. Alongside the residential development, Dom Development is investing in local infrastructure improvements, including the extension of Człuchowska Street and the creation of green spaces.
The Metro Zachód project is transforming Bemowo into a modern urban space with contemporary architecture, new streets, plazas, recreational areas, shops, service points, schools, kindergartens, and the upcoming Chrzanów metro station. Launched in 2019, the development now enters its next phase, which includes two buildings featuring 244 apartments. These units, ranging from 25 to 94 square meters, will offer balconies, terraces, or gardens. The majority of the units will be two-room flats with kitchenettes, starting at PLN 14,800 per square meter. The completion of this phase is anticipated by the fourth quarter of 2025.
“Metro Zachód is one of our flagship developments, showcasing how we are shaping new urban environments,” said Grzegorz Smoliński, Sales Department Director at Dom Development S.A. “So far, we have completed over 1,500 apartments in this area, with 1,100 units currently under construction and almost 1,200 more planned in future phases. This large-scale residential project requires comprehensive infrastructure to ensure residents can live comfortably. In addition to the new apartments, we are developing services, playgrounds, and communal spaces. We are also collaborating with district authorities to build public educational facilities and co-financing the extension of Człuchowska Street. Furthermore, we are investing in a public green space that will become a vibrant meeting spot for Bemowo residents.”
Local Infrastructure Investment
A key component of the Metro Zachód development is the creation of a half-hectare recreational area, which will serve as a green centerpiece of the district. This new public space aligns with Dom Development’s ESG strategy, which mandates at least one urban greening initiative annually in each market the company operates in. The design of this green area is currently under review in cooperation with local authorities.
Dom Development is also leading efforts to improve local transport infrastructure. As part of a consortium of developers, the company is overseeing the construction of a 500-meter extension of Człuchowska Street, complete with technical infrastructure. The road will feature two lanes in each direction, turning lanes at intersections, as well as cycle paths and sidewalks. The entire project is expected to cost around PLN 30 million, with Dom Development contributing PLN 10 million.
