MacQuesten Development has won a tender from the New Rochelle City Council to build a 27-story mixed use property in New Rochelle, N.Y. Located at 45 Harrison St., the site is currently the home of the New Rochelle Fire Station No. 1, which will be relocated. The $110 million scheme will be wholly owned by the city and feature 282 residential units, 9,500 square feet of retail, a four-story parking garage and an option for nearly 50,000 sqf of office space.
The project is part of the city’s massive redevelopment plan, which includes rezoning 279 acres of downtown land and is expected to attract more than $4 billion in new investment. Upon completion, the project will bring 12 million sqf of new space, including 2.4 million sqf of office space, 1 million sqf of retail space, 6,370 housing units and 1,200 hotel rooms.
“MacQuesten’s proposal perfectly fits the mold of what we envisioned for 45 Harrison St., and we believe this opportunity will further contribute to the revitalization of New Rochelle’s downtown,” said city commissioner Luiz Aragon. “The option for 50,000 square feet of commercial space made this proposal stands out in a large pool of highly qualified applicants and MacQuesten’s mixed-use vision for this prime piece of property at New Rochelle’s eastern gateway aligns with our goals for the future of the downtown core.”
