Brinkley Manor Apts in Temple Hills, MD sell for $15.1m

26 June 2017

The Brinkley Manor Apartments in Temple Hills, Md. has been acquired by The Donaldson Group of its New York-based equity partner DRA Advisors. The $15.1 million transaction encompasses the 126-unit garden-style apartment community spread over 21 apartment buildings. Built in 1972 on Brinkley Rd, the property offers easy access to downtown Washington D.C. via the Capital Beltway (I-495). The partners plan on upgrading the asset’s inefficient, two-pipe central plant system for heating and cooling. Robert LaChapelle and Matthew Forgione of CBRE Debt & Structured Finance assisted the DRA-TDG partnership in obtaining acquisition financing through Fannie Mae’s Green Loan Program.

“We [at] The Donaldson Group currently manage over 900 units in Temple Hills, Md., and the properties we manage here have all performed very well for the past few years,” said The Donaldson Group president Carlton Einsel. “We have also had great past success acquiring properties in this submarket and repositioning them for sale.”
