The Valley Creek Corporate Center, a three-building, Class A office complex totaling 259,163 square feet in Exton, Pennsylvania has been sold for $45.3 million. The buyers, Pembroke IV, and Ten Capital Management, a Cleveland-based investor, paid just under $175 per sqf for the asset. The assemblage encompasses 220, 222 and 224 Valley Creek Boulevard, which are situated near the intersection of of Routes 202 and 30 and the Pennsylvania Turnpike northwest of downtown Philadelphia. Holliday Fenoglio Fowler marketed the property on behalf of the seller, a real estate investment management and advisory company based in California. HFF also secured a 10-year, 4.30 percent, fixed-rate acquisition loan through Barclays Capital for the buyers.
