The Butterfly office building AFI Europe has been developing in Prague 8-Karlín has topped out. The construction company Imos Brno should complete the 23,000 sqm project in Q4. Gleeds is overseeing the construction, with PPF banka acting as lender. Costs are estimated to break €45m. AFI opened a showroom at the construction site in April for potential tenants.
The organically shaped complex consists of two six-floor buildings with an atrium in the middle. The building has been designed by CMC Architects to meet BREEAM Excellent criteria, with a 1,400 sqm vertical garden on the facade, intelligent internal shading, charging station for electric cars and amenities for bikers. Ground-floor space will accommodate a canteen, restaurant, cafe and services. There will be underground parking for 300 cars. The building will be surrounded by a public park with a fountain and a historic baroque chapel that has been preserved on the site.
