J&T starts selling flats at the mixed-use Klingerka complex it is planning to develop in Bratislava’s Ružinov district. The project, offering 380 flats, is in direct competition with Sky Park, which Penta is building in the same location. Flat prices at Klingerka range from €2,200 to €3,200 per sqm. At Sky Park, prices start at €2,500/sqm and average €3,000/sqm. More than 100 flats at Klingerka have already been pre-sold. Planned for a site that used to house a textile manufacturing plant between Prístavna, Plátenicka, Valchárska and Súkennicka streets, the complex will include two buildings: a 35-story, 115-meter residential tower and an 11-story office building with shops on the ground floor, totaling 10,000 sqm of leasable space. The area will also include a green park with sports amenities, a fitness park, playgrounds, a relaxation zone and a public square. The greenery will stretch across 4,000 sqm. J&T plans to break ground by the end of this year, with completion scheduled for 2019/2020. Costs are estimated at €84m.
