Bratislava flat sales strongest since crisis

A total of 1,500 flats were sold in Bratislava in the first three months of 2017, the strongest sales volume since 2008, Matúš Jančura, an analyst at Bencont Investment, told Trend.sk. The robust Q1 sales volume has surpassed last year’s record results by 10 percent, biting into the available stock. There were 4,800 flats on offer in 118 projects, down 100 units compared to Q4 2016. Price growth slowed a bit after a two-year surge. In Bratislava, 1,543 flats were sold in newly built projects, half of the total were two-room units. The average size of sold flats dropped to a historical minimum of 58.17 sqm. Flat prices dropped by an average of €17,000 to €148,000, due to size reductions. The average price per sqm, however, rose 8.9 percent y-o-y to €2,521/sqm. Sky Park accounted for 71 percent of total flat sales in Bratislava. Supply has slowed slightly, as developers break ground on fewer new projects.
