The leading 10 residential developers in Prague control a 60-percent market share. Central Group claims this is due to the fact that only cash-strong companies are able to outmaneuver the city’s blocked planning process. Strong developers are able to prepare several projects at once, so if one is killed during in the permitting process, the developer will have a couple of backups to choose from. Smaller developers with only one or two projects won’t be able to compete in such an environment. Central Group is the leading residential developer in Prague, with an 18.7-percent market share and 1,243 flats sold in 2016, followed by Finep (9.9 percent and 661 units) and Skanska Reality (6.8 percent, 450 flats sold), according to a list compiled by Trigema, Central Group and Skanska Reality.
