CTP has embarked on the transformation of the long-abandoned Barracks Zátiší in Plzeň into a dynamic business center. The 65,000 sqm site, steeped in industrial history, will be revitalized with the construction of six modern buildings designed to support entrepreneurs and companies, marking a new chapter for the site that has been in disrepair for decades.
The redevelopment will introduce CTP’s new CTWorkshop concept, offering flexible spaces tailored for small businesses, tradespeople, and local entrepreneurs. This pilot project, inspired by international models from the Netherlands and Germany, aims to create a collaborative environment fostering cross-industry innovation and local business growth.
Jakub Kodr, Managing Director and Commercial Director of CTP in the Czech Republic, emphasized the project’s significance: “At Barracks Zátiší, we are creating something truly exceptional—a space where history and the future come together. This park will provide facilities not only for large multinational companies but also for smaller local businesses, offering them a unique opportunity for collaboration. It will also serve as an ideal location for research and development.”
The revitalization will span 32,000 sqm of gross lettable area (GLA), with the rear portion of the site dedicated to production facilities and the front blending tradition with modern technology. The project will incorporate cutting-edge sustainable technologies, including green roofs, rainwater harvesting systems, and photovoltaic panels, enhancing the sustainability of the site’s operations. Recycled materials from the original buildings will also be used in the construction process.
“The goal was to create a site that is not only functional but also beautiful and welcoming,” said Václav Hlaváček from Studio acht, the architectural firm behind the design. “We want this space to serve both business and the community, combining aesthetics with practical usability.”
The project will be completed in several phases, with the first phase set to finish by mid-2025. Demolition and site clearance have already begun, marking the start of the transformation. In collaboration with the city of Plzeň, CTP will fulfill commitments to enhance local infrastructure, including the construction of a cycle path, a new alley, and the reconstruction of a section of Ke Karlovu Street.
Rudolf Špoták, Governor of the Plzeň Region, praised the redevelopment: “It’s encouraging to see more brownfield transformations like this. Similar to the Tech Tower Plzeň project, this development will create spaces for young, innovative companies that will bring high-value production to our region.”
Originally built in the 1930s as part of Czechoslovakia’s military expansion, the Barracks Zátiší has a storied history, including use by German forces during World War II. After the war, the site served the Czechoslovak army before being abandoned following the Cold War. For decades, the barracks fell into disrepair until CTP took on the challenge of revitalizing the site, in cooperation with the city of Plzeň.
CTPark Plzeň, where the Barracks Zátiší project is located, is strategically positioned near the city center with convenient access to the E50/D5 motorway, connecting Prague and Germany. The park already hosts a number of international companies and is an ideal location for businesses looking to establish research and development centers in the region.
As CTP moves forward with this significant redevelopment, the Barracks Zátiší is set to become a hub of modern business activity, blending its rich historical legacy with a forward-looking vision for innovation and sustainable growth in Plzeň.
