E.L.L. Kinnisvara to build 40,000 sqm of offices in Tallinn

Estonian developer E.L.L. Kinnisvara is planning a massive mixed-use scheme in Tallinn. The project will include 40,000 sqm of offices and 5,000 sqm of apartment as well as 700 underground parking spots. The first phase, scheduled for completion in 2020, will feature a 30-story office building. Costs are expected to exceed €40m. E.L.L. Kinnisvara will launch an architectural competition at the end of this year.

“Our goal is to build the most modern and high-level multifunctional quarter in Tallinn’s city center,” Indrek Moorats, board member and development director at E.L.L. Kinnisvara, told the Baltic News Service. “The design process will take place in 2017, construction is set to begin in 2018.”

E.L.L. Kinnisvara’s portfolio covers about 190,000 sqm of leasable area, including four shopping centers: Viru Keskus in Tallinn, Spice and Spice Home in Riga and Panorama in Vilnius. The company also owns three office buildings (Delta Plaza and Sopruse Arimaja in Tallinn and L3 in Vilnius) and three hotels (Nordic Hotel Forum, Tallink City Hotel and Tallink Express Hotel).
