FRP Development Corporation has neared completion of a new 80,000 sq ft speculative warehouse building in the Hollander Business Park. The park is adjacent to Interstates 95 and 895 and is approximately five miles from the Port of Baltimore and an hour from the Port of Wilmington. Located on 62nd Street in Baltimore City, the park sits on a 51 acre site and will now boast a total of 200,000 square feet of both single and multi-tenant occupied flex, office warehouse and distribution space. The building features 28 foot clear ceiling heights, dock and drive-in loading capabilities, and can accommodate build-to-suit office space.
“FRP designed this building to specifically target small to mid-size users of warehouse space in the 5,000 to 30,000 sq ft range,” explained Peter Dudley, principal of NAI KLNB, who is overseeing the marketing and leasing program for the Hollander Business Park. “The company detected an unmet supply of space in this size category, particularly among new product in Baltimore City and County East Corridor, which tends to be comprised of buildings 250,000 square feet and larger. FRP is serving a niche market and seeks to capitalize on rapidly expanding e-commerce requirements, as well as on-going logistics and manufacturing needs.”
