In the last quarter of 2015, 153,000 sqm of new industrial space was added to the Czech market through the completion of 16 warehouse buildings. Major completions include the built-to-suit (BTS) construction in Panattoni Park Stříbro for Kion Group (27,000 sqm), another BTS construction in VGP Park Plzeň for Faiveley Transport (21,700 sqm) and speculative construction of building 4 in “Logistické centrum Zelená Louka” (16,600 sqm) in the Pardubice region. Speculative construction accounted for 22 percent of all construction completed in the final quarter of 2015.
Supply totalled 563,000 sqm for the whole of 2015, the highest amount since 2008. Over 300,000 sqm of storage and industrial space was under construction as of the end of Q4 2015, with 40 percent of the stock set to come online in Q1 2016.
Prime headline rents remained flat in Q4 2015 and currently stand at €4.25/sqm/month. The rents for mezzanine office space range between €8-9/sqm/month. Service charges typically amount to €0.50 – €0.65/sqm/month.
