Green Point, a planned office project near the Mrázovka tunnel in Smíchov-Prague 5, is on the market. Impact Corti was to develop the scheme for a group of private investors, but the project, which had secured planning and construction permits, was not able to attract any pre-leases. The investors ultimately decided to offload the project. Jan Hospodář, head of the sales and acquisitions team at CBRE, told e15 that this is one of last sites available for office development in the neighborhood, which has relatively high rents (€16-17/sqm) and one of the lowest office vacancies in Prague.
The location has attracted two other developers – Michal Čamek and Penta. Both are planning to develop office projects in the area. One project will go up on Plzeňská street, while the other will break ground next to the opening of the Strahov tunnel.
