P3 Logistic Parks, a leading European owner, manager, and developer of industrial real estate, has successfully completed a custom-built warehouse for ZF Automotive Czech, a key player in automotive technology and innovation. The new facility is located in the P3 Jeřmanice park, the developer’s third site in the Liberec region.
Situated on a 35,000 square meter plot in the hilly terrain of Jeřmanice, the new building offers 16,151 square meters of warehouse space and 545 square meters of administrative facilities. The warehouse, which has a clear height of 12 meters, is partially integrated into the landscape to accommodate the challenging topography.
“Manufacturing companies in the Liberec region benefit greatly from their proximity to the D10 highway, which provides a direct link to the Mladá Boleslav car factory. However, the region’s mountainous terrain complicates the construction of necessary industrial facilities. This was a key factor in our decision to establish another park in Liberec, even though it consists of just one building,” explained Aleš Zacha, Head of Development and Acquisition for P3 in the Czech Republic.
The new facility has been tailor-made for ZF Automotive Czech, a global leader in automotive technology that develops and manufactures brake systems in nearby Jablonec nad Nisou. The warehouse will be used primarily for storing input materials, allowing the company to consolidate its storage capacities in one location. “This new facility will significantly improve our efficiency in utilizing storage space and reduce the amount of material transportation required in the region,” said Vendula Meloun Paldusová, Head of Logistics at ZF Automotive Czech.
The project was completed with the support of CBRE, which provided project management services, ensuring that all quality standards and deadlines were met. CS Cargo, which is already in the process of recruiting staff, will manage the full operation of the warehouse. Full operations are scheduled to begin on October 1st of this year.
