In one of the biggest deals of the year, Deloitte signed a lease for 11,000 sqm at Echo Investment’s landmark office project Q22. The PLN 500m project is going up at the corner of Jana Pawła II and Grzybowska streets in Warsaw. After two years of looking for new office space, Deloitte is set to relocated to Q22 in 2016. The company is the first tenant to sign on to the project. JLL brokered the deal.
“Despite a relatively high level of office supply in Warsaw, companies looking for large office space in a unique and conveniently located project should start the process well in advance,” said Jakub Sylwestrowicz, head of tenant representation at JLL. “An ample amount of time enabled us to conduct a thorough analysis of the available options and react to the changes in market conditions as well as obtaining attractive lease terms. In the case of Deloitte, we first of all focused on high-quality office space in a convenient location in the center of the city.”
The 155-meter-tall Q22 will add 50,000 sqm of lettable space to the Warsaw market. In addition to office space, the scheme also includes a conference center, a fitness club and a restaurant. A five-level underground parking garage will provide space for 348 cars. Kuryłowicz & Associates, in corporation with Buro Happold Polska, designed the project, which has already secured a BREEAM Interim Excellent certificate.
