IVG analysts: City Centre has 7 different commercial districts

IVG, the owner of IVG Warsaw Fund, which in the past 3 years has invested in seven prestigious office buildings in the city center for about 200 million Euros, has developed the country’s first commercial distribution of capital city on 7 City Center commercial areas. The office area market in Warsaw has matured in the last 25 years, and its diversity requires new depth to define zones of potential investments.

– So far, the contractual allocation of capital city is too general and does not cover diverse investment opportunities. Areas such as Central Business District are too global. Therefore, aiming to build from scratch a new fund for commercial real estate in Poland, from the beginning we had to count of the assumptions of risk diversification and competitiveness, which definitely put on us our investors. From the very beginning we had to assume that under the 200 million EUR fund focused solely on City Center of Warsaw, we cannot invest only in one object, but on the contrary – in some objects with equally high standard and with a similar investment volume. More potential investment objects should be located so that they would compete with each other as little as possible for tenants. We were able to extract 7 such parts of City Centre of Warsaw: Old Town Centre, Prime, Small City, South-West Centre, Core, West Centre and the Highstreet – says Maciej Zajdel, CEO of IVG Poland.
