Industrial/Warehouse Investment Transaction of the Year: Zerań Park II–SEGRO Poland

The 12th annual CIJ Awards Poland were held at the Westin Hotel in downtown Warsaw on Oct. 30 by CIJ, Central and Eastern Europe’s leading real estate magazine. The CIJ Awards are aimed at developers, their projects and their service providers in the commercial and residential real estate sector. On the basis of online voting by select CIJ readers and a panel of independent judges, Zerań Park II–SEGRO Poland was awarded Industrial/Warehouse Investment Transaction of the Year. The award was presented to Bozena Krawczyk, investment director at SEGRO Poland.

SEGRO acquired Zeran Park II in April for €43.2m from AREA Property Partners and Apollo-Rida Poland. Zeran Park II, developed between 2005 and 2011, comprises modern warehouse space used for urban distribution and a small office totaling 49,600 sqm of leasable space, located next to the TrasaTorunska ring road. At the time of purchase, the property was 85 percent leased, generating approximately €3.3m in annual rental income. The purchase price represented a net initial yield of 7.5 percent and an equivalent yield of 8.2 percent. Tenants include Farutex, Leroy Merlin, Peak & Cloppenburg, Rothenberger, Schenck Process and UCB Pharma.
