Remon Vos, director of the Czech-based developer CTP, revealed that the second tower at Spielberk Office Centre in Brno is under consideration for a BREEAM Outstanding certificate. This would make it the first building in the Czech Republic to be awarded the rating system’s highest honor. At the moment, says Vos, CTP has received 18 questions from the agency running the certification process and the results should be known within the next month or so. Along with highly advanced HVAC technology and a generous provision of natural lighting in the building, the tower is 51.4% more energy efficient than the standard buildings, and 20% better than A class buildings.
Going beyond what’s currently necessary to lease space is a long-term strategy, says Vos, since CTP holds onto its projects rather than selling them. “The challenge comes five years after you finish when you have to start re-leasing space, since you find out then if the building is still going to be competitive. So it’s better for us to invest now in quality and to avoid as much as possible having competition in the future.”
