The average market price of new homes dropped to CZK 55,350 per sqm in the third quarter of 2012, a 3-percent decrease from the CZK 57,000 per sqm seen in Q2. Extremely low mortgage rates and summer discounts were two of the main reasons behind the drop, according to Skanska Reality. There are currently 1,300 new units with average price at CZK 47,850 per sqm on the market, which have further decreased prices. Naděžda Ptáčková, sales and marketing manager for Skanska Reality, says the developer has changed its strategy, offering realistic prices and no discounts. “A 53 sqm two-roomed low-energy flat with a balcony in Uhříněves is on offer at CZK 1.98m,” she said. There are currently 8,300 new flats for sale on the Prague market, according to Skanska.
