Office leasing activity remains strong for Warsaw in H1

There was 298,000 sqm of office space leased in Warsaw in the first half of the year, which reflects a slight drop compared with the same period in 2011, when the number came in at 330,000 sqm. The biggest deal made in the first six month of the year was a 27,000 sqm lease signed by PTC for the ongoing T-Mobile Office Park, followed by ING which took 12,100 sqm at Nowy Plac Uni project. The highest rental rates reach €27 per sqm per month in Warsaw’s Central Business District, in downtown. “Due to the depreciation of the zloty against the euro and the recovery in supply, tenants are being put under greater rental pressure. Therefore, rents might increase only in the Central Business District, where supply is relatively limited,” said Joanna Mroczek, Head of Consultancy & Research in CBRE Poland.
