Small property investments increasingly popular

A new trend in Romania’s real estate investment market is emerging, as a new class of investors are showing increased appetite for property worth less than €15m that can be picked up without the need for bank financing.

These tend to be local businessmen and companies who prefer to buy, rather than rent their headquarters. In addition, there are now a variety of investments that are buying up smaller properties, says Costin Barbu senior investment consultant, department of real estate consultancy The Advisers/ Knight Frank.

An investment of €15m will get them an office building with between ​6,000 sqm and 8,000 sqm, in and around the center of Bucharest, he said. Alternatively, they can pick up 3,500 sqm to 5,000 sqm of retail space in the heart of the capital or up to 30,000 sqm located on the edges of big cities.
