PSN has announced the expansion of its portfolio with a new residential project in the Vinohrady district of Prague 3. This project involves the complete reconstruction of an apartment building at Vinohradská 160, offering 23 residential units and three non-residential premises for purchase. The development seamlessly blends historical charm with modern urban living, featuring amenities such as a design reception, a sauna with a relaxation zone, and a common garden area.
The seven-storey building will undergo a sensitive renovation to create flats with layouts ranging from 1 + kk to 3 + kk, and sizes from 36 to 118 square meters. Each unit will be updated with new parquet floors, plaster, windows, doors, and complete wiring. The Vinohradská 160 project also includes three non-residential units, ideal for a café or bistro.
Common areas will receive a luxurious makeover. The main entrance and reception area will be adorned with white marble, crystal chandeliers, and new design mailboxes. Corridors will feature luxury tiles, modern squeegees, concealed electrical wiring, new electronic bells, and a refurbished staircase. The elevator will also be modernized. Renovation materials include walnut wood, marble, brushed bronze, and glass, enhancing the building’s historical character. Security features such as chip door openers, a CCTV system, a reception desk with concierge services, and a video phone will be installed to ensure residents’ safety.
“Each of our renovations respects the historical value of the building as much as possible,” said Jaroslav Macháč, PSN’s director of residential projects. “For example, the original character of the building in Vinohradská Street will be preserved by the renovated wooden parquet floors. We also emphasize high quality standards and the demands of modern city life.”
The landscaped courtyard will offer residents a communal space for relaxation and gardening, with raised beds for growing herbs or vegetables and a multifunctional trapeze for sports activities. A newly built sauna with a relaxation and cooling zone will provide a tranquil retreat.
“We have thought out the renovation of the common areas down to the last detail,” Macháč added. “Their design will be above standard in Prague residential projects. The overall equipment of the house will provide its residents with greater comfort, comparable to hotel services, while maintaining an intimate atmosphere.”
The Vinohradská 160 project is located in the highly desirable Vinohrady district, known for its rich history, elegant architecture, and unique ambiance. Vinohradská Avenue is lined with mature trees and impressive turn-of-the-century buildings, offering a variety of cafés, restaurants, shops, antique stores, wine bars, boutiques, and mini-galleries. The nearby Jiřího z Poděbrad Square hosts a popular farmers’ market.
Residents will benefit from transport links, with the tram and metro station A – Flora nearby. The area also boasts ample green spaces such as Olšanské cemeteries and parks, popular for sports and recreation.
