Garbe and Bremer celebrate topping-out ceremony for their multi-user park in Duisburg

Garbe Industrial Real Estate GmbH and Bremer Projektentwicklung GmbH recently held a topping-out ceremony for their multi-user park in Duisburg’s Meiderich district. The event was attended by representatives from the city, business partners, and project participants. The park, which will consist of several halls for combined commercial and logistics use, is being constructed on the 56,000-square-meter “Zeus site,” a former steel industry wasteland that has undergone extensive redevelopment and revitalization. The total investment in the site amounts to around 50 million euros.

“We initiated the construction of the multi-user park without any firm rental commitments but are already engaging in numerous discussions with potential tenants from various sectors,” stated Maik Zeranski, Executive Board member at Garbe Industrial Real Estate. “Interest is high, as the metropolitan area of the western Ruhr region is considered a premium location, and the availability of modern commercial properties is extremely scarce.”

Bremer is acting as the general contractor, building the multi-user park on a turnkey basis. “We are thrilled to collaborate with Garbe Industrial Real Estate to create attractive space for businesses to relocate to and promote regional transformation,” said Bernd Jungholt, Managing Director of Bremer Projektentwicklung GmbH.

The multi-user park is situated in the north of Duisburg and boasts excellent transport links. It is located just a few hundred meters from the Duisburg-Nord motorway junction, which connects the A59 Dinslaken-Bonn with the A42 Moers-Dortmund. The park also has access to the A2 motorway, one of Germany’s most important west-east links, via the A42 and A3. Additionally, the Port of Duisburg, an international logistics hub and the world’s largest inland port, is only about three kilometers away.

The Zeus site will feature three halls. The largest unit will offer approximately 13,500 square meters of hall and mezzanine space, along with 570 square meters designated for offices. This building will have twelve doors with dock levellers and two sectional doors at ground level.

Two commercial park blocks will be built opposite each other, offering a combined total of almost 14,500 square meters of hall and mezzanine space and 1,500 square meters of office space. These halls will have 14 doors with dock levellers and 14 ground-level doors, and can be divided into several sections for rental. The site will also provide 217 parking spaces for cars and ten for trucks. Bremer will assemble a total of 1,308 precisely prefabricated reinforced concrete elements for the multi-user park before beginning the turnkey fit-out.

As with all their project developments, Garbe Industrial Real Estate and Bremer are prioritizing sustainability. A photovoltaic system will be installed on the entire roof area of the multi-user park to generate renewable energy. State-of-the-art heat pump technology will ensure that the halls can be heated entirely without fossil fuels. The new building is expected to achieve Gold Standard certification from the German Sustainable Building Council (DGNB). The park is scheduled for full completion in March 2025, with logistics areas and the first commercial block becoming available at the end of January.
