The possibility of parking is one of the main factors that potential buyers consider before buying an apartment or house in Prague, which naturally applies especially to car owners. A new STEM/MARK survey for SHD Real Estate found that more than two-thirds of potential car-owning buyers consider their own parking space a priority.
The survey by SHD Real Estate, the developer of the Rezidence KlĂÄŤov project in VysoÄŤany, involved 510 respondents from the districts of Prague, Prague-East and Prague-West. The aim was to find out what are among the decisive factors when buying an apartment in the capital.
As many as 72% of Prague households said that they own at least one car and therefore the possibility of safe parking is one of their priorities. Having their own parking space was highlighted as an important factor when choosing a home by 59% of all respondents and 67% of car owners. At the same time, 87% of respondents found the option of free parking in garages attractive.
“This data reminds us that the parking situation in the metropolis is not optimal and making new parking spaces available is key to resident satisfaction,” said Roger Dunlop, CEO of SHD Real Estate. “That’s why Rezidence KlĂÄŤov is currently offering future unit owners free parking in underground garages to ensure maximum convenience and quality of life for them.”
In addition to parking spaces and price, other deciding factors include the location of the apartment (for 61% of respondents), its layout (40%), accessibility by public transport (32%) and the presence of parks and green spaces in the area (18%).

The project will consist of 54 residential units in three multi-storey buildings, which will provide quality housing for individuals, couples and families. Construction commenced in February 2024 and is scheduled for completion in late 2025.
