One United bets on the acquisition of former industrial platforms in Bucharest

One United relies on the acquisition of land of former industrial platforms in Bucharest, in order to increase the stock of delivered apartments. The biggest bet now is ROCAR, where it will develop 5,000 apartments on 21 hectares. The land is 15 minutes from Unirii Square. Likewise, One Cotroceni Park was developed on the former Ventilatorul platform located in the vicinity of the Victoriei Square.

Victoriei Square, Floreasca-Barbu Vărărescu, now Unirii Square, represent poles of interest in the vicinity of which One United is developing or wants to develop residential or mixed projects, so as to have quick access to areas with high density.

“Why did we buy ROCAR? It’s a very good question and I want to explain. Our brand is an aspirational brand, positioned very high, every year we tried to make a more accessible product, building bigger neighborhoods. So if you look, we built One Cotroceni Park, which sells for, I don’t know, EUR 2,000-2,200 per sqm, a thousand units. Now we have One Lake District under development, we are building 2,000 units, selling somewhere around EUR1,600-1,800 per sqm. And we also want to develop the former ROCAR platform, where we want to make 5,000 apartments, much more accessible. But the location is only a 15-minute drive to Unirii Square. The location is very, very good, the subway is very close. You have Tineretului park, Carol, it’s a very good area, with great potential, and we want to sell it at the same price as the old apartments”, said Victor Căpitanu, co-CEO and co-founder of One United Properties.
