Bidli progresses with the preparation of land in Dýšina near Pilsen

Bidli has progressed with a project in Dýšina, a sought-after location near Pilsen, offering a total of 20 building plots. It has signed a contract with a contractor for transport and technical infrastructure, so the networks and roads will be ready by the end of the year. Electricity distribution has already been completed for all plots. Construction can start on the plots immediately, as the price of each plot includes project documentation with a valid building permit for a family house.

“The real estate market has recovered considerably compared to last year, and in terms of demand we are generally seeing an increase of approximately 35 to 40%. The higher interest may be further supported in the coming months by improved conditions for obtaining a mortgage loan. However, a big question mark is currently hovering over the reduction in the base interest rate, as the CNB is waiting for inflation to develop as one of the key factors. Despite the initial optimism, the mortgage rate is therefore unlikely to fall at the pace expected,” says Roman Weiser, director of development and construction at Bidli development, adding: “For people who need to tackle their new home now, we have therefore prepared a time-limited bonus at the Bidli project in Dyszina. Thanks to the issued building permit, buyers can start building their dream home according to the approved project documentation almost immediately after purchasing the land. The Bidli project in Dýšina consists of 20 plots with valid building permits ranging from 535 to 794 m2, on which the construction of a family house can begin immediately in accordance with the project documentation. It covers a two-storey property with a layout of 5 + kk or 5 + 1 and a usable area of 141 or 260 m2.
Bidli is able to start building the family house in a short time frame, as a prefabricated ecological timber house on a turnkey basis. But if the client chooses, it can prepare the house for its own completion or build it only to the rough construction stage. The buyer can also opt for individual construction according to their own design, in which they must comply with the local zoning plan. The latter defines the character of this particular development with a plot development coefficient of optimally 0.25, maximum 0.40. Thus, a single-storey house, possibly with a habitable attic, or a two-storey house without an attic can be built on the plot.

If the client chooses a turnkey prefabricated wooden building, this means a number of advantages for the client. First of all, the speed of construction, where future owners can live in their new home as early as six months after the completion of the foundation slab. Compared to brick construction, eco-friendly timber homes are less energy intensive. This is due to the high quality insulation and especially the properties of the structure, which does not accumulate heat. At the same time, timber buildings are environmentally friendly. Wood is fully renewable and is the only building material with a passive CO2 balance, which means that it absorbs more CO2 than it produces during its lifetime. In order to maximise energy comfort and reduce dependency on distributors, Bidli equips modern timber buildings with air-to-air heat pumps and its own photovoltaic power plant on the roof, in addition to electric direct-fired heaters.

The newly built neighbourhood in the quiet village of Dýšina near Pilsen is characterised by its ideal location within easy reach of the town and the countryside.
