Poland: Prices of dwellings increased by 13% y/y and by 4.8% quarter/sqm in Q4. 2023.

Prices of residential premises increased by 13% y/y in Q4. 2023, and on a quarterly basis increased by 4.8%, the Central Statistical Office (GUS) reported.

In the fourth quarter of 2023, the prices of residential units in Poland increased by 4.8% compared to the third quarter of 2023. On the primary market, this increase was 6.3%, while on the secondary market – 3.3%. Compared to the same period of 2022, the prices of residential premises increased by 13% (including on the primary market by 14.3%, and on the secondary market by 11.6%).

In the fourth quarter of 2023, the prices of residential premises were 91.7% higher compared to the average price for 2015 (on the primary market – by 80.6%, and on the secondary market – by 100.5%.

In the fourth quarter of 2023, the largest increase in the prices of residential premises compared to the previous quarter was recorded in the Małopolska region (by 7.9%), while the price drop was observed in the West Pomeranian Voivodeship (by 0.4%), GUS reported

In calculating the price indicators of dwellings for 2023, the primary market is assigned a weight of 51.8% and the secondary market – 48.2%.
