Hillwood Polska has completed the construction of the first building in the Hillwood Rawicz logistics park, and has leased 17,000 sq.m to a leader in the fashion industry, who will soon start its operations in Korzeńsko.
Hillwood Polska has completed the construction of the first building at the new Hillwood Rawicz logistics park. The first tenant of this facility will be a fashion industry leader, known for its retail operations in Poland and Europe. The client is scheduled to start operations at the new location by the end of March this year.

Hillwood Rawicz, which is a Grade A warehouse centre, has been awarded a BREEAM certificate of Excellent. The park offers nearly 147,000 square metres of modern warehouse space. Located in Korzeńsko in the municipality of Żmigród, on the border of the Wielkopolskie and Dolnośląskie provinces, on the S5 expressway linking Poznań and Wrocław, the logistics park provides excellent national and international connections.

The first phase of the investment, involving the construction of almost 54,000 square metres of logistics and warehouse space in Building A, was completed in February this year. The efficient implementation of the project was possible thanks to close cooperation with the authorities of the Żmigród Municipality.

“We are delighted that the investor chose our municipality as the location for the logistics park. There are excellent conditions for conducting business here – both in terms of logistics and human resources. Our cooperation has been excellent from the start. Hillwood showed understanding for our unique location in a natural setting and ensured that state-of-the-art, ecological solutions were used. In addition, a comfortable access road was realised to the investment, which serves all the residents of our municipality. We wish the investor that the centre fills up with tenants who will develop their businesses in Korzeńsko, taking advantage of the excellent infrastructure they have here, and we assure them of further fruitful cooperation between Hillwood and the Żmigród commune,” says Robert Lewandowski, Mayor of Żmigród.

The first leased space at Hillwood Rawicz, in excess of 17,000 square metres, will be used for logistics and storage of the fashion range. The warehouse has been fully customised, offering 12 metres of storage height, a fire resistance of +4,000 MJ/m² and a dust-free floor with a load capacity of 8 tonnes per square metre.

50 kWp photovoltaic panels have been installed, resulting in large savings in energy consumption in the common areas. In addition, the energy generated by the photovoltaic farm will be transferred free of charge to the tenants’ needs. The warehouse in Korzeńsko and similar facilities in Hillwood Polska’s portfolio use a state-of-the-art LED linear lighting system, providing not only improved building comfort but also significant energy savings.

Wojciech Dachniewski, Leasing Director at Hillwood Polska, expressed his delight at the successful progress of the project in Korzeńsk and the imminent arrival of a new tenant. He also stressed that the Hillwood Polska team took care to tailor the space to the tenant’s needs, ensuring that their expectations were met. The location and easy access to staff are key strengths of this project, which will be a huge support to the client’s business objectives.
