HIH Invest Real Estate has secured a new tenant for the 117er Ehrenhof 3 and 3a building in Mainz’s Neustadt district. Caritasverband Mainz e.V. has signed a long-term lease for 1,189 square metres of office space on the ground, first and first floors, as well as eight outdoor parking spaces and four underground parking spaces. This means that the property, which is managed by HIH Invest, is once again fully let.
The Caritas Association Mainz intends to operate a counselling and therapy centre in the newly rented space, which will cover the areas of couples and family therapy, family, child and youth welfare, refugee and trauma therapy as well as youth social work. “Until the official start of the lease – expected in the first quarter of 2025 – we are preparing the space optimally for its future use. In close consultation with the Caritas Association, we are carrying out a core refurbishment and installing new electrics, lighting and IT infrastructure, for example. We are assisting with an application for a change of use and adapting the fire protection concept accordingly,” says Markus Leuchte, Branch Manager Letting Frankfurt at HIH Real Estate.
The six-storey office and residential building with a total of 2,819 square metres, including 315 square metres of living space, is conveniently located in Mainz city centre. It was built in 1974 and has been partially renovated over the years. The ground floor has its own reception and conference area.
