A dynamically growing fintech company has leased almost 2,600 sq m of office space in the LIXA D building, which is being built as part of an office project near the Daszyńskiego Roundabout in Warsaw. The new tenant will develop more than 25% of its commercial space.
“I am very pleased with the signing of the lease agreement, thanks to which another company from the new technology sector will have its headquarters in LIXA, using as much as 25% of the space in Building D. This transaction proves that LIXA meets the expectations of the most demanding customers. During the negotiations we were open to all the tenant’s needs, which resulted in a smooth finalisation of the contract and an effective agreement. We are looking forward to our new tenant moving into the finished, finished office. For us, this confirms that the LIXA project meets the highest standards in terms of arrangement, technology and location, as well as the available service and retail offer on the ground floors of the buildings.” – said Marta Zawadzka, Leasing Director of Yareal Polska.
The new tenant’s offices in LIXA D will be arranged in 2,600 sqm of space, located on the 4th and 5th floors of the building. The company will move into the office building at the end of 2024.
The LIXA D office building is being constructed as the final element of the largest office project in Yareal Polska’s history. It is being constructed on the western side of the LIXA City Gardens public walkway, tying the entire complex together. LIXA D will deliver nearly 10,000 sq m of modern office space to the Warsaw market and will be ready to welcome tenants as early as the end of Q1/early Q2 2024.
The LIXA D building is an excellent example of the implementation of Yareal Poland’s sustainable development strategy, which puts care for the environment and the highest ESG standards at the forefront. The use of electricity exclusively from renewable sources, low-emission concrete, recycled aluminium to offset the carbon footprint or collecting water from rainfall and using it to irrigate vegetation are just some of the pro-environmental solutions implemented in this project. In LIXA D, as in the rest of the complex, tilt windows, which are rare on the market, have been used to guarantee access to fresh air while allowing savings from reduced air conditioning. LIXA D will also feature high-speed energy recovery lifts and modern LED lighting.
A total of 217 parking spaces will be located in the underground part of the final stage of LIXA (comprising LIXA D and E buildings), which is being built right next to a representative pedestrian walkway forming a new passage between Kasprzaka and Giełdowa Streets. Some of these will be equipped with chargers for electric cars. There will also be bicycle racks as well as showers and lockers for tenants commuting to work by unicycle.
The LIXA office campus is being built in stages in the business centre of Warsaw’s nearby Wola district,
within walking distance of the Rondo Daszyńskiego metro station. It was designed by the renowned HRA Architekci studio. Both the existing buildings and the office building under construction LIXA D are certified under the BREEAM green building system, achieving an Excellent rating. The LIXA project also has a WELL Health-Safety rating, confirming that the complex meets high requirements for safety standards and procedures. Following the completion of the office building LIXA D, the LIXA campus will form a complex of five buildings with a total area of 77,000 sqm.
