Crescon is preparing 33 fully equipped exclusive apartments of the highest standards to be built as part of the new Zahrádky 1000 project. The project will be created by reconstructing an old dilapidated mountain chalet, right on the Zahrádky ski slope in Pec pod Sněžkou. The project has already been issued a building permit, and the developer plans to start demolition work on the original building in the first half of this year. Approximately 20% of the units have already been sold or reserved in the pre-sales. The company plans to deliver the first apartments in Q1 2027.
The apartment building called Zahrádky 1000 will be built by Crescon on the site of a six-storey cottage, which was used for recreation of Czech Radio employees in the last century. After extensive reconstruction, only part of the original structure will remain. The lower two floors will also be preserved, partly in the original stone cladding. During the new construction, the roof ridge will also be turned in the right direction as it should be in the Krkonoše – parallel to the contours.
“The building permit has already been issued and is legally valid, which we consider a great success in such an exceptional location. The project is currently in the pre-sale phase and we are working on the final selection of all standards and especially the general contractor. We are also currently looking for a suitable operator, who will then provide management, service, cleaning and possibly rent the building. This will ideally come from a reputable local hotel operator,” says Crescon’s director Jan Jerie.
The Zahrádky 1000 project comprises a total of 33 fully furnished apartments (including kitchen) with layouts from 1 + kk to 4 + kk and sizes from 34 to 133 sq m. The vast majority of them have loggias, while those on the lower floors have terraces. Some of them will also have a preparation for their own sauna. Crescon emphasizes the high quality of materials and furnishings. The absence of imitations and the incorporation of authentic natural surfaces, such as wooden floors, is a matter of course. In terms of thermal comfort, underfloor heating and air-to-water heat pumps take care of this. Selected units can also be equipped with air conditioning.
The social clubhouse with a large terrace, one wall of which will be entirely glazed, will offer a pleasant place to meet and relax. The new owners will also be able to use the bike/ski room and basement cubicles for storing their sports equipment. Crescon plans to set aside three rooms in the basement in preparation for a separate spa, which prospective buyers will be able to set up there. For added convenience, the developer will also provide transportation during the winter months.
Zahrádky 1000 represents a completely different concept than the Aldrov Apartments & Resort project with hotel services, conference halls, restaurants, etc., which is being built in Vítkovice in the Krkonoše Mountains under the supervision of Crescon. “In this case, it is a true ski in & out designed for sports-minded clients. Our project is typical for the area of Pec pod Sněžkou and yet completely unique. It would be hard to find an equivalent property right on the slopes to the standard offered by the Zahrádky 1000 apartment building,” says Jan Jerie, adding, “Demand for second homes is still strong in very attractive locations. Pec pod Sněžkou is just such a place, which could even be said to be a second Spindleruv Mlyn. Our apartments will undoubtedly find their buyers. Moreover, they are also a great choice for investing your spare funds. And since they offer the possibility of deducting VAT according to the law, they are also suitable for corporate investments.”
The design came from the pen of the Labor13 architectural studio and represents a combination of modern mountain architecture and typical rustic Krkonoše elements. The name Zahrádky 1000 refers to the altitude of 1,000 metres above sea level where the building is located.
“The current architectural design does not fit into the Krkonoše Mountains and does not correspond to modern standards. The existing building will be demolished to the ceiling level of the first floor and cleared of historical extensions. On the resulting platform, a new building will be built, divided into two smaller buildings. The size of these will be similar to the cottages in the surrounding area. Thanks to the division of the upper building, the building will not look massive from distant views, unlike the existing building,” says Jan Jerie.
From an architectural point of view, the aim of the proposed modifications is to free the building from its original ostentatious style, giving it a modern expression and a much more intimate scale. To this end, the entire structure of the elevated roof will also be taken down. “The proportions and orientation of the ridge of the new above-ground buildings are close to the typical mountain buildings, which are inspired by the classic Krkonoše chalets. These buildings, often also very large, usually have the roof ridge in the longitudinal axis of the plan, which is logically oriented in the direction of the contours of the slope. This is why we also turn the roof in the right direction,” explains Jan Jerie.
The location of the project in the centre of the Krkonoše National Park ensures privacy and undisturbed peace in the middle of nature. At the same time, you can use all the necessary infrastructure in nearby Pec pod Sněžkou, which offers, among other things, several renowned restaurants, grocery stores and sporting goods. You can also go to the local swimming pool or bobsleigh track. It is a pleasant drive from Prague, which is less than 2 hours away by car.
The mountain location is an ideal starting point for hikes and trips for nature lovers and all fans of winter and summer sports. Right from the apartments, future residents can go to the top of Sněžka or Liščí hory, to Černohorské peat bog or to the Giant Mine.
