Develia targets for 2024: Company plans to sell 2900-3100 flats

Develia is targeting sales of 2900-3100 units in 2024, at least 8% higher than that achieved in 2023. The company will aim to transfer 2700-2900 units, maintaining a comparable level to last year’s. Develia is also continuing to pursue its strategic goals in the commercial segment.

Develia’s targets for 2024 are to sell 2900-3100 units and hand over the keys to 2700-2900 units to customers. The number of handovers planned for this year is based on the schedule of projects already started. The company plans a significant increase in handovers in 2025, which will be made possible by achieving the full synergies of the acquisition of the Polish Nexity companies. Responding to the continued high demand for flats this year, the developer plans to introduce and start construction of 3,500-3,700 flats, which is at least 22% more compared to last year. Develia’s land bank is more than 10,000 units – such a level allows the company to implement further projects and respond to the situation on the market.

“Last year we achieved record sales, finding buyers for 2,674 flats and clearly exceeding our target for 2023. This year we are aiming even higher and want to sell at least 2,900 units, which will allow us to consistently increase our market share. We plan to introduce a minimum of 3,500 units and thus significantly supplement our offer due to the high sales in 2023, which translated into a relatively low offer at the turn of the year, says Andrzej Oślizło, CEO of Develia. – We are continuing talks with institutional in- vestors and aim to sign a contract for at least one co-living project. This fits in with one of the objectives of our strategy, related to the realisation of residential units for institutional clients,” adds Andrzej Oślizło.

The company’s goal for this year is also to prepare the Arkady Wrocławskie facility for sale. In December 2023. Develia signed a preliminary agreement with Vastint Poland, a company belonging to an international group investing in commercial real estate, for the sale of the real estate on which the Arkady Wrocławskie multifunctional building is located. The net sale price was set at EUR 42.9 million.

“By fulfilling the terms of the preliminary agreement for the Arkady Wroclawskie, this year we will focus on preparing the building for sale. We aim to finalise the transaction by the end of August 2025, which will allow us to meet the last strategic objective related to the divestment of the commercial property portfolio, says Paweł Ruszczak, vice-president of Develia. – The year 2023 was a record year for us not only in terms of sales, but also in terms of the number of flats handed over, which amounted to 2751 units. This year we want to achieve a comparable level, possibly slightly exceeding it. We expect an accumulation of handovers in the fourth quarter, which will positively affect the company’s financial results for this period. In 2024, one of our priorities is also to achieve an ROE of at least 15 per cent. This will be possible thanks to the realisation of projects that guarantee satisfactory margins,” adds Paweł Ruszczak.
