The third phase of the Červený dub project near Prague will comprise a total of five chamber houses in two phases, each offering three apartments and one studio. All of them have a terrace, and those on the ground floor also have a garden. The project is expected to be completed in early 2025, with future owners able to move in by spring of that year. The exclusive sale is being handled by Luxent – Exclusive Properties, the first 12 units are already on offer.
The third stage of the luxury project Červený dub includes a total of 15 apartments and 5 studios with a layout of 2+kk and 4+kk and a usable area of 70 and 122 m2 respectively. Currently 9 units and 3 studios are on sale. The 4+kk apartments on the ground floor have a garden of 323 to 374 m2 with a terrace and two parking spaces at the house. The 2+kk units on the first floor have a south facing terrace and one parking space. Garden care will be facilitated by rainwater retention tanks for future residents. The quality standard includes windows with triple glazing, preparation for blinds and also electric underfloor heating. The flat-roofed masonry buildings are characterised by their low energy consumption and are equipped with air recuperation and, in particular, the much sought-after photovoltaic roof panels. The price of the apartment even includes their connection to battery storage, which in other projects is usually an extra cost.
In the future, a multifunctional building with a range of services and shops is to be built in the Red Oak complex. There are also plans for a children’s playground and a home for the elderly. This can be welcomed by families who want to keep their parents close to them.
The architecture of the third phase represents a more interesting design, but one that is in keeping with the modern and timeless design of the previous phases. In addition, there has been an extension of the smaller units with a 2+kk layout. “The current market demand has led to the modification of the originally two-apartment solution of the family houses by extending it on the second floor, which, however, emphasizes the preservation of a high degree of privacy for individual apartments. The composition of the house with three residential units and one studio thus reflects the current needs of the clients, which became apparent during the work on the previous, already sold out stages,” describes the broker of the real estate agency Luxent – Exclusive Properties Romana Čermáková and adds: “Cozy and practical 2+kk units are perfectly suited, for example, as starter apartments for smaller families or singles who appreciate a study with great conditions for the increasingly widespread work from home office. At the same time, thanks to this new concept, the luxurious Red Oak project is an ideal opportunity for multi-generational living, where each floor can be shared by one family. Alternatively, the combination of two units above each other can be used in a duplex style.”
Each house has a shared central entrance. Owners of the lower 4-bedroom units will enter their homes from it. A common staircase for the upper flat and studio leads to the first floor. The 2 bedroom unit has a study and a screened terrace. The studio can be used for living and business. The retreating floor gives a lightened impression and fits into the unified and harmonious environment of the locality. At the same time, it allows for a south-west facing roof terrace. “This concept ensures the privacy of the ground floor gardens situated on the opposite side of the house. In addition, the terraces of the upper flats extend the living space and offer the possibility of staying outdoors, even without a garden,” adds Romana Čermáková.
The project is growing on the western edge of Kostelec nad Černými lesy, a town with complete civic amenities. There are schools and kindergartens, supermarkets, smaller grocery stores, a bakery, restaurants, services, a bank, a GP, dentist and veterinarian. The cultural centre is the local brewery, where many events are held and where the National Brewing Museum is also located. The Museum of Pottery and the Vondráček Factory with its ceramics museum and gallery are also worth a visit. As part of its modernisation, the city is planning a major reconstruction of the square or the construction of additional cycle paths.
The location is characterised by good transport accessibility to Prague. It takes about 30 minutes to get to the B metro station and the Černý Most shopping area, as well as to Čestlice with its rich shopping opportunities. The city centre can be reached in 50 minutes. A regular bus line provides a direct connection to metro station C – Háje. As far as train transport is concerned, the railway station in Cesky Brod is about 7 minutes away by car.
A great benefit for future residents are the surrounding forests, which encourage pleasant walks or mushroom picking.
