New flat sales on major Polish markets reached 54,300 in 2023

Sales of new flats on Poland’s seven main markets amounted to 54,338 in 2023, according to Otodom data. At the same time, developers launched 43,718 units for sale. As a result, the offer of flats over the past year fell by around 10,000 to around 39,000 at the end of December.

“Only in one month last year, November, were there more flats introduced for sale than sold,” Katarzyna Kuniewicz of Otodom Analytics emphasised during the presentation.

She also pointed out that among cities, only Łódź recorded a higher number of launches than sales last year.

Prices of flats on the main primary markets increased y/y in the range of 8% (Katowice) to 25% (Tricity). On the secondary market, price increases ranged from 14% (Katowice) to 27% (Krakow).

The data includes the markets in Warsaw, Krakow, Wrocław, the Tricity, Poznań, Łódź and Katowice.
