Redstone Group plans to build a logistics complex in Velká Bystřice

The Redstone development group of entrepreneur Richard Morávka plans to build a logistics complex with two single-storey warehouses on land in the outskirts of Velké Bystřice in the Olomouc region. If the company obtains all the necessary permits, it plans to start building the logistics complex called Smart Park next year and complete it in 2025.

The Redstone Group wants to build the logistics complex in Velká Bystřice on land near the railway line and freight yard. On one side there are commercial and logistics halls and on the other side there is a residential area. The first hall in the Smart Park complex has a planned built-up area of 7,384 sqm and the second occupies 12,325 sqm. Redstone Group said in the announcement that it does not rule out the future construction of a third hall with a built-up area of 1,176 sqm at the site.

According to preliminary calculations, 500 cars, 80 trucks and 40 trucks are expected to arrive at the planned logistics facility in 24 hours. There will be almost 100 parking spaces for cars. Vehicles will drive through the commercial and industrial zone on the road that connects to the I/35 expressway near Velké Bystřice. On the eastern side of the site there will be a three-metre high noise barrier.

The halls are to be built on land that is currently used as agricultural land. “The total area of permanent land acquisition of agricultural land is 51,965 square metres,” the notice of intent reads. Redstone has applied to remove the land from the agricultural land fund. Half of the removed topsoil will be used by Hanácká zemědělská on its own land, while the rest will be used for reclamation and improvements in the logistics area.

Near nearby Bystrovany, the Redstone Group is building the East Park logistics complex on an area of 200,000 sqm, which will comprise up to seven separate halls with production or storage facilities. The leased units will include office space.

Redstone Development Group has been operating in the market since 2016 through its parent company Redstone Real Estate. It is engaged in development and investment activities. It also focuses on asset management and the implementation of bond programmes. The bonds issued are used to finance development projects and the purchase of, for example, office buildings, logistics halls or warehouses. The Group operates mainly in Prague, Olomouc, Pardubice and Ostrava.

In Olomouc, for example, the Redstone Group plans to start construction of the last part of the new Šantovka urban district project next year in the neighbourhood of Galerie Šantovka in Olomouc. The three-billion-dollar investment includes the construction of several buildings with shops, catering outlets, a theatre and concert hall, a four-star hotel, a residential section and the Šantovka Tower high-rise building. The project could be completed in 2026.
