Český Dub in the Liberec Region is offering land for sale for the second time in the Na Zhůrách locality on the outskirts of the town for the construction of 55 family houses. This time it has not set a minimum purchase price for them. Bids can be submitted until 12 February next year, Martin Ponikelský (Nezávislí), a town councillor and member of the finance committee, announced today.
In the previous unsuccessful tender, the city wanted at least CZK 138.8 million for the land, which would have been the biggest deal in its history for the town of three thousand in Podještědí. A significant change in the conditions of the competition is that only building plots are now for sale. In the previous tender procedure, the town sold land intended for building roads and other public infrastructure together with the land. Now, the town hall expects to give them to the selected bidder only on loan during the construction period. “It might be more interesting for developers not to buy something they don’t need,” Ponikelský said. The nearly 10 hectares of land designated for development are almost a quarter of the land used for public infrastructure.
Still, the city sells building lots as a whole. The idea of building a residential district has been on the mind of the Českoduby town hall for more than five years, and initially it considered the option of selling the land individually. In the end, the councillors opted for the option of finding a single developer. A deposit of CZK 20 million is a condition for submitting a bid. The bidder must also prove that it has carried out a housing development project worth at least CZK 50 million in the last ten years.
