Varso Tower, the tallest building not only in Poland but currently in the entire European Union, has become one of the most prestigious architectural projects in Warsaw, thanks to the use of modern technologies, including the PlanRadar software solution. The skyscraper stands out both in terms of design and the indoor environment: it has recently been awarded the prestigious WELL Core & Shell certification at the Gold level. The certification demonstrates that Varso Tower meets high standards for healthy construction in terms of the indoor environment and that it was designed with comfort, safety and human health in mind. This unique building not only reflects the dynamic development of the capital as an international business centre, but also sets new benchmarks in innovative construction management. The developer of the project is HB Reavis, a leading European provider of office space.
“Varso Tower is a skyscraper with a height of 310 metres and 53 floors, offering 70,000 m2 of floor space. In addition to attractive office space, it also houses a café and a panoramic observation deck, making it a popular destination for the general public. Solutions that put the project at the forefront of indoor environmental quality include an HVAC system that optimises ventilation, heating and air conditioning, and adiabatic humidifiers that ensure healthy humidity levels. Also worth mentioning are filters that absorb pollutants, PM10 and PM2.5 fly dust, as well as pollen and mould spores. In addition, the spaces are designed to maximise access to natural light,” says Adam Heres Vostárek, digitalisation expert at PlanRadar, adding: “In addition, the skyscraper has received other certifications such as BREEAM at the highest possible level of Outstanding, which is further confirmation of its low energy performance.”
Renowned architectural studio Foster + Partners, together with an international team of specialists from many disciplines, is behind the design of Varso Tower. They have implemented this extraordinary project using a range of modern technologies and innovative solutions.
“One of the biggest challenges with a project of this magnitude was to ensure clear and effective communication between all participants. Of particular importance to us was the ease of implementation and adapting the digital tools to the actual needs of the site workers. The PlanRadar platform was a great help in this, especially in entering and confirming tasks, quickly identifying defects, accessing necessary documentation, presenting the current status of the project and preparing reports,” says Maciej Olczyk, Country Construction Director at HB Reavis Poland. The orderly recording and final reports are absolutely crucial not only in the construction process but also in the evaluation of the building. For example, the WELL certification takes into account more than 100 building parameters that affect people’s health and well-being through the design, documentation and operational functioning of the building.

Varso Tower was built as part of the Varso Place office complex, located near Warsaw Central Station. It has excellent transport connections and overall integration with the centre of the Polish capital.
