HIH leases 2,700 square metres to Dresden university

HIH Invest Real Estate has secured a new tenant for the “Atrium am Rosengarten” building at Hoyerswerdaer Straße 3-5 in Dresden. The Dresden II branch of the Staatsbetrieb Sächsisches Immobilien- und Baummanagement (SIB) has signed a long-term lease for 2,720 square metres of office space for the Evangelische Hochschule für Soziale Arbeit Dresden. The university is expected to move into the space on the first to third floors of the northern part of the building in summer 2024. The property is now fully let.

In order to prepare the office space for university operations, it will be extensively remodelled immediately after the current tenant moves out at the beginning of 2024. For example, teaching and lecture theatres, training rooms, care rooms for training purposes and washrooms for care simulation will be set up. A building application with a change of use has already been submitted. The headquarters of the Protestant University of Applied Sciences Dresden in Dürerstraße is within walking distance.

The “Atrium am Rosengarten” is part of an individual property fund managed by HIH Invest. The office and administration building with a green inner courtyard is named after the neighbouring landscaped garden and was built between 1995 and 1997. The plans were drawn up by the renowned architect Stephan Braunfels, who also designed the Pinakothek der Moderne in Munich and the two parliament buildings Paul-Löbe-Haus and Marie-Elisabeth-Lüders-Haus in Berlin. The “Atrium am Rosengarten” is centrally located in Dresden’s Neustadt district, close to the River Elbe and the Rosa-Luxemburg-Platz tram stop. The building complex also houses the State Office for Schools and Education, the Saxony State Parents’ Council, the Neustadt Citizens’ Office and District Office, a neurological medical care centre, a dental clinic, a Park Inn hotel and retailers, among others.

In doing so, we had to fulfil higher requirements for hygiene, acoustics and fire protection than those that apply to offices. Equally challenging was the design of realistic rooms for various care situations, such as in nursing homes, hospitals or patients’ homes. Thanks to innovative design and technical solutions, we succeeded in taking into account both the tenant’s requirements and the statutory regulations,” adds Michael Esser, Asset Manager at HIH Real Estate. “Extensive remodelling measures, such as those we will carry out for the space for the Protestant University, require a great deal of technical expertise and experience. Good asset and letting management is characterised by finding creative solutions to optimally adapt a space to the tenant.”
