The preliminary building permit for the Timber Living mixed residential neighbourhood on the former Bogner site in Munich is legally binding. The project is being built on a plot of over 12,000 m2 in St.-Veit-Straße in the popular Berg am Laim district and comprises around 23,200 m2 of gross floor area above ground. The majority, around 90 per cent, is to be developed as residential space. A daycare centre and commercial space round off the overall concept.
“With Timber Living, we are creating urgently needed living space in Munich. Thanks to its construction method, the timber-hybrid project will not only offer a very healthy and pleasant quality of life and an exceptionally high ecological standard, but can also be built around 30 per cent faster thanks to the high degree of prefabrication,” says Thomas G. Winkler, CEO of UBM Development AG.
The building project, St.-Veit-Straße 4, developed according to plans by zanderroth architekten, will have five full storeys above ground and one half storey as well as two underground storeys. There will be space for a supermarket and a daycare centre on the ground floor for residents and the neighbourhood. This will create a residential and commercial building with short distances. A mobility hub is also planned for residents and neighbours. Various mobility solutions can be offered here.
In addition to the environmentally friendly timber hybrid construction method, Timber Living also relies on a climate-friendly energy supply, which makes a further contribution to protecting the environment and conserving resources during operation. By completely dispensing with fossil fuels, the concept also utilises geothermal energy and photovoltaics.
UBM has set itself the goal of becoming the leading developer of timber construction projects in Europe. With the “Timber Marina Towers” in Vienna acquired in the summer – currently the tallest timber high-rise in the world at 113 metres – more than 300,000 square metres are already being developed in timber-hybrid construction. This construction method accounts for 72 per cent of the entire pipeline.
The Timber Living site was formerly home to the headquarters of luxury sports fashion manufacturer Willy Bogner GmbH & Co. KGaA. More than two years ago, the company committed itself to a comprehensive performance programme, which included the sale of the company premises. Willy Bogner jr., now 81 years old, was a two-time Olympian as a ski racer, among other things.
Construction of Timber Living is scheduled to begin in the second quarter of 2025.
