The Bidli residential complex in Rodovo is gradually nearing completion. In the summer, Bidli approved the eighth stage, which is now sold out and new owners are gradually moving in. Those interested in purchasing an apartment in low-energy wooden buildings near Hradec Králové can currently choose from the tenth stage with 15 units. It has already completed the rough construction and new residents can start living here in the first half of next year. Bidli has the final phases in the pipeline. In total, the development will offer housing in single-family duplexes, triplexes or townhouses for nearly 200 families.
Bidli has successfully completed and sold out the next phase of its largest residential project, which is growing in Rodov near Hradec Králové. Bidli is now focusing on the construction of the final stages within the Bidli complex in Rodov. The developer has brought the tenth one to the stage of rough construction, including windows and façade, which includes 15 units in five three-house buildings with 3+kk layout and floor area of 80.9 or 86.2 sqm. All of them include a garden and parking space.
“The demand for owning one’s own home is definitely not subsiding. However, those interested have to contend with several unfavourable factors, including the difficult situation in the mortgage market or high property prices, which have climbed up, especially in larger cities. When buying their own flat or house, they often have to choose between a smaller, older property in the centre and a family house on the periphery with a longer commuting distance to amenities. The spacious units in our low-energy new-builds in Rodovo represent an ideal compromise between living in a house and an apartment, which is also comparable in price to both options. New residents can look forward to both a quick connection to all the advantages of Hradec Králové and a cosy and family atmosphere with nature in the surroundings. In addition, we also offer the option of cooperative ownership financing,” says Roman Weiser, director of Bidli development, adding: “A great benefit of the tenth stage of the Bidli project in Rodovo is that the future owners can move in very quickly, in about four months from the signing of the contract of sale, as we currently have the rough construction of the houses ready.”
Eco-friendly, energy-saving housing
The prefabricated wooden buildings of the tenth stage are newly built with a so-called diffusion-open construction. This helps to regulate the humidity in the building through the natural exchange of water vapour between the interior and exterior, resulting in better preservation of the building quality and greater living comfort. “We monitor the humidity levels with Senzomatic humidity sensors located in the structure of the house to prevent damage caused by excessive humidity and thus prolong the life of our timber buildings,” explains Roman Weiser, adding, “Maintaining an optimal humidity level in the interior helps to create a healthier indoor environment where condensation does not occur and the risk of mould or allergens is reduced. This makes our wooden buildings ideal for people with allergies, for example.”
The high-quality wooden buildings are produced in Bidli’s own factory in Červený Kostelec. Construction in the constant conditions of the production hall is more precise thanks to the incorporation of innovative prefabrication technology, and the material is not subject to the risk of weathering during assembly. At the same time, prefabrication increases the speed of production – complete construction from the completion of the foundation slab to the rough construction phase takes only 5️ to 7 working days, depending on the complexity of the type of house. In addition, wood is a sustainable and renewable building material, which helps to reduce the environmental burden. Unlike buildings made of brick or concrete, wood buildings produce up to 70% less CO2 during construction.
In addition, all the apartments in the tenth phase will be equipped with their own photovoltaic power plant to generate electricity. This, together with the low-energy construction of the wooden buildings, will result in lower monthly costs (e.g. for heating, lighting, cooking and hot water) and greater energy self-sufficiency.
A location that is easy to live in
A major benefit of the new neighbourhood is the quiet surroundings of Hradec Králové, which combine the advantages of living in the city and close to nature. A bus stop for a regular line to the eastern Bohemian capital is planned right next to the residential complex. It is easy to get there by train or in just 15 minutes by car. A newly built exit to the D11 motorway has made it easier to connect with other neighbouring towns and also with Prague.
Nearby Rodovo, which falls under the municipality of Smiřice, there is no lack of necessary amenities. Within a 5-minute drive, there is a school, kindergarten, grocery store, restaurant, municipal office, dentist’s office and post office. There are also varied opportunities for passive and active recreation. The nature of the Hradec Králové region offers plenty of opportunities to go for a walk, a trip or for sports. Local routes for cycling or skating are popular, and children can enjoy the nearby playgrounds to the full.
