“Königspark” in Königs Wusterhausen: City councillors vote to approve DLE’s outline plan

DLE Land Development GmbH, based in Berlin, is developing the area known as “Königspark” into a mixed-use neighborhood in Königs Wusterhausen (Brandenburg) on behalf of the owner. On the evening of October 11, 2023, the city council meeting voted by a majority to approve DLE’s framework planning. It thus becomes the basis for a subsequent development plan amendment procedure.

The currently still valid development plan from the 1990s specifies commercial use for the “King’s Park”. However, corresponding development has so far only taken place sporadically on the 56-hectare site. DLE is now planning a mixed-use quarter on the site, which is close to the German capital Berlin, along the lines of the 15-minute city. Around 2,500 new apartments are to be built and space for new jobs created with around 115,000 square meters of gross floor area.

The framework plan envisages four different quarters for the “Königspark”, which will be connected by a generous park area of around 100,000 square meters in the sense of a green bridge. Thus, a productive quarter (commercial), an urban quarter (mixed use), an eco-quarter (sustainable living) and a community quarter (residential) are to be created. Furthermore, three daycare centers, two schools, facilities for medical care, local supply and other elements of social and public infrastructure are planned. A new fire station for Königs Wusterhausen is also to be built on an area of around 17,600 square meters. The framework planning, which is designed to be future-proof and sustainable, is completed by a modern rainwater management system based on the principle of the sponge city. This ensures that a large part of the rainwater accumulating on site can seep into the area of the “Königspark”. The planning of the DLE is accompanied by a novel concept of close involvement of all residents. The main aim was to identify the needs of the citizens and to incorporate them into the development of the neighborhood. To this end, events with various participation formats were organized.

Königs Wusterhausen is located south of Berlin. The dynamic development of the growth region is characterized by the capital city airport BER, the Tesla Gigafactory in Grünheide and the so-called “boom corridor Berlin Southeast”. The “Königspark” is located near the A 10 freeway and is bordered to the east by the B 179 federal road. Berlin’s city center can be reached within 40 minutes by S-Bahn.
