Sonar Real Estate lets 4,500 sqm of office space in Berlin to 4flow AG

Sonar Real Estate (Sonar) has successfully agreed the extension of an existing lease, on around 4,500 square metres of office space at Hallerstrasse 1-6/Pascalstrasse 15, in Berlin, to 4flow AG. Sonar is the asset manager of the property, which is part of the portfolio of an Austrian family office.

4flow AG, is a provider of logistics consultancy, logistics software and 4PL services and has based in the property for many years, had been exploring the market as part of a realignment. However, after Sonar presented a convincing concept, the tenant agreed to commit to a further long-term lease of the premises. The agreement includes comprehensive refurbishment and reconfiguration of the existing accommodation, with a view to ā€˜new workā€™ concepts, during 2024. In addition to traditional offices, open-plan offices and event areas are to be created.

The five-storey building, comprising older and more recent sections, provides around 14,000 square metres of lettable area, over 93% of which is office space. The tenants in the complex include associations, training companies and firms in the automotive industry. With the exception of an area of 500 square metres, the property is currently fully let.

The older section, dating from 1925/26, is a listed building. Designed by Ernst Selge, it was formerly the headquarters of the Curt Hamelsche Druckerei. The newer section, added in 1993, is based on plans by architects Wolfgang Aust and Wolfgang SchƤfer.

Structural and architectural work for the landlord is being undertaken by mmrtg Architekten GmbH, while Felnser Consult GmbH is taking over the project management. Architectural design for the tenant is the responsibility of brandherm + krumrey Interior Architects PartGmbB, with XPM GmbH responsible for project management.
