LIP Invest buys multi-user logistics centre in Meppen

LIP Invest, a provider of special real estate funds in the asset class Logistics Real Estate Germany, acquires a recently completed logistics property in Meppen, Warschauer Straße, for its Logistik Fonds IV. The seller is Adcubo GmbH. The tenant is the family-owned company and warehousing specialist Cella from Emsbüren.

LIP was supported in the off-market deal legally by Simmons & Simmons, tax-wise by Mazars and in the ESG due diligence by ES EnviroSustain. Stane Consulting was responsible for the technical due diligence and took over the ongoing construction controlling. LG Industriebauservice, the general contractor from the neighbouring town of Emsbüren, awarded many of the contracts to regional companies. Short travel and fast communication routes not only ensured a smooth construction process but were also good for the environment.

The new building was constructed on a site of around 70,000 square meters. The total rental area of 30,100 square meters is divided into 29,400 square meters of warehouse space and 700 square meters of office space. The fulfillment centre is divided into three units, which can be managed together or separately. With a hall height of 10 meters, the expansion of additional mezzanine levels is possible at any time to create further storage space.

The property has a generous delivery area. Access is via 24 ramp gates and three ground-level access gates. Of the 62 parking spaces, three are equipped with e-charging stations. In addition, the installation of a photovoltaic system is taken into account in the statics. LIP’s sister company AvanLog Solar will install a system with a capacity of around 3.6-megawatt peak on the roof of the new building, which can supply the tenant directly with electricity. Alternatively, the solar power generated could supply more than 1,300 private households annually.

A long-term lease including green lease clauses has been agreed with Cella GmbH, a logistics service provider headquartered in neighbouring Emsbüren. The range of services offered by the family-run company includes fulfillment, transport, contract and warehouse logistics services for regional and international customers. Cella GmbH is relocating its current site from Emsdetten to Meppen and will use the logistics property as a multi-user warehouse for handling several contract logistics orders in the e-commerce sector.

The site, located directly at the Meppen-Nord motorway exit, is ideally situated between the major seaports of Amsterdam/Rotterdam and Bremen/Hamburg. Due to the future expansion of the E233, the new building is strategically located on the shortest connection from Holland to northern Germany and northern/eastern Europe.

“The four-lane expansion of the E233 from Meppen to the A1 in the direction of Bremen and Hamburg, which has already been decided, will create the previously missing east-west connection. Due to fast delivery of sea containers from the most important European seaports, the possibility of optimal goods distribution in all directions and the proximity to the Ruhr area, the location Meppen is ideally suited for e-commerce. We will therefore also be planning the construction of further warehouse space on the spacious site in 2024,” says Bodo Hollung, Partner and Managing Director of LIP Invest.
