UDI Group completes the 1st hall of the logistics complex near Pilsen

Czech developer UDI Group will build the first hall of its Přehýšov Logistics Centre on the left side of the D5 motorway behind Plzeň in the direction of Germany by the end of the year. The construction is nearing completion and the group is negotiating with several potential tenants. Three halls with a total area of 130,000 sqm will be built in the new facility for a total cost of CZK 3.2 billion, including the purchase of the land. Marcela Fialková, director of strategy at UDI Group, announced today. The group has so far built 30 percent of the planned amount in Přehýšov.

“We started the construction of two of the three halls speculatively, i.e. without a signed contract with a specific tenant. Companies are cautious in the current economic situation. However, there is a lot of interest, so we believe that we will rent the halls soon,” she said. The group started building them purposefully earlier to be ready for the demand. Most tenants want to have a building within a year, but a hall this big will not be built that quickly,” Fialkova said.

The first 50,000 sqm hall is due to be completed this year. According to the tenant’s request, the company will build “tailor-made” office, social facilities and technology into it within five months and hand over the hall. Another of the halls has a skeleton and the group is ready to proceed with the construction as soon as the customer’s requirements are specified. “From the signing of the contract, the hall, which will offer 30,000 square metres of space, can be completed in eight to ten months. A third hall, which will offer 50,000 sqm, is in the pipeline,” Fialkova said. The group will start its construction according to demand.

“Recently, we have felt a huge pressure on external storage space and the ability to replenish goods exactly when the store needs them,” said Tomas Prouza, president of the Union of Trade and Tourism. Some customers have become accustomed to ordering goods from the store and having them arrive at their home rather than traveling through the store. The first hall will also be ready for heavier manufacturing technologies, such as auto parts suppliers.

According to Fialkova, the developer is building the complex to an even higher environmental standard than its project near D1 near Ostředek in the Benešov region. It has four halls with a total area of 50,000 m2, already leased. A photovoltaic power plant is to be located on the roof of the přehýšov halls. “Thanks to their huge area, we could produce up to 12 MWp of electricity at peak times. We would also like to bring a railway siding from a nearby corridor to the site,” she added. Rainwater will be used for things like flushing toilets. Several retention basins will be built around the site.
