ATAL has expanded its offer by 134 apartments that will be built as part of the Strefa Cegielnia 2 project. More than 80% of them meet the criteria of the government’s loan subsidy program. The prices of the apartments range from PLN 9,300 to PLN 10,700 per sqm in developer condition, and for an additional fee customers can have them finished “turnkey”. The estate is an ideal proposal for families and people who prefer a location far from the hustle and bustle of the city, with very good road connections and surrounded by green areas. Photovoltaic panels will be installed on the roofs of the buildings.
The addition of apartments to ATAL’s offer in the Strefa Cegielnia 2 project, responds to current customer demand.
customer demand. Due to the popularity of the government subsidy program, as well as the fielding of creditworthiness requirements, we are observing a market shortage of apartments with an area of about 50-60 sqm, and at the same time meeting the criteria of the “2% safe loan”. This is clearly visible in large cities such as Krakow, where the primary market in general has become shallower. That’s why the structure of apartments in this development is typical of family-oriented projects, and also takes into account the market realities and opportunities of this group of buyers,” comments Angelika Kliś, member of ATAL’s management board.
The list of newly introduced apartments for sale is dominated by 2- and 3-room units (62 and 57 apartments, respectively). This is supplemented by two so-called “studios” and 13 4-room apartments. The smallest “single” has an area of 33 sqm; the largest “four” is 102 sqm.
As in every ATAL development, buyers can finish their “M” “turnkey” under the ATAL Design program. Basic, Optimum and Premium packages, varying in standard, cost from PLN 999 to PLN 1499 per sqm.
Strefa Cegielnia is a development in Krakow’s Zesławice located on Gustaw Morcin-ka Street. The project combines modern solutions expected by residents with traditional elements referring to the history of the place. In the past, since the 1950s, in the area where the project is being developed, there was a brickyard supplying building materials to the then emerging Nowa Huta. Currently, the area is dominated by intimate buildings. The abundance of green areas allows you to relax close to nature.
The Strefa Cegielnia 2 project will include 134 apartments in three one- and two-segment buildings. Terraces, balconies or gardens adjacent to the units will provide additional space for outdoor relaxation. Parking spaces and storage units will be designed in the garage halls, which will be built on level -1. Photovoltaic panels will be installed on the roofs.
The modern architecture of Zona Cegielnia 2 is a nod to the industrial history of the area.
The architects referred to the industrial style by using natural materials: brick, concrete and steel. The facade will be complemented by bright bands, glass or openwork balustrades and anthracite finishes. All this will give the estate a timeless character, while remaining consistent with the surrounding buildings.
The Strefa Cegielnia 2 development will be full of greenery. The main role will be played here by decorative grasses, perennials and shrubs. In this environment there will also be places for recreation – a playground for the youngest and benches for relaxation. For cyclists, there will be racks for unicycles and na-legal stations.
Cegielnia Zone is being developed in an area with a rapidly developing infrastructure. Within walking distance you can find local stores, ideal for everyday small purchases. A short trip by car will allow you to get to restaurants and numerous retail and service outlets.
The location will be convenient for families with children due to easy access to a crèche, kindergarten, elementary school and playgrounds. The close proximity of the bus terminal provides transportation to other areas of the city. An important transportation hub is also being built nearby, providing convenient travel outside Krakow. In the near future, it is planned to commission another section of the S7 road. This will allow quick access to the nearby A4 highway both in the direction of Katowice and Warsaw.
The immediate area is an excellent place for walks and bike trips. In just a few minutes you can find yourself at the charming Zesławice Reservoir. A good idea to spend your free time will be the Bieńczyckie Planty, where there are numerous playgrounds, outdoor gyms and other attractions.
A noteworthy landmark in the area is the 19th-century armored fort. It is one of the elements of the Fortress of Krakow, which was an Austrian fortification.
