Investment manager Stoke Park Capital and its joint venture partner Fortress Investment Group signed up two new tenants, dean&david and Gimme Gelato, for their joint project, the Oberpostdirektion office complex in Berlin’s Charlottenburg district. The incoming tenants—one a gastronomy business, the other an artisanal ice-cream maker—will occupy a combined floor space of 600 square metres. dean&david will be available to the tenants of the Oberpostdirektion as a bistro as well as a catering provider. The Oberpostdirektion, a vintage administrative complex built in 1928 to house the Regional Postal Directorate, represents a major architectural landmark from Berlin’s Expressionist era.

These latest signings bring the occupancy rate at the Oberpostdirektion complex up to 75 percent overall. Among the other tenants are the Institute for Federal Real Estate (BImA), mobile.de GmbH and the ALDB digital networks operator.

“Having breathed new life into the historic building by stripping it back to its shell before converting, redeveloping and refurbishing it, all in line with the listed building consent, we successfully positioned it on the market,” said Christoph Unger, the Managing Director of Stoke Park Capital. Unger went on to say: “Generously sized floor plates with plenty of daylight and tall ceilings coincide with unique architectural features in this landmark building. So, it has become a blend of past and present, and we are glad that this highly recognisable building will be filled with life again. In addition to the reimagining the office space, we created a park-like area next to the building that is for the exclusive use of the tenants.”

Significant time and money have been invested in the refurbishment of the historic architectural landmark between Dernburgstrasse and Herbartstrasse to meet the high standards required by the listed building consent while also creating spacious, modern offices across the eight loft-style floors of the building. The campus-like building complex now provides around 29,000 square metres of lettable area overall.
