Heimstaden invests almost half a billion CZK in insulation

Heimstaden is investing almost half a billion crowns in insulation. It will reduce CO2 production by hundreds of tonnes

Despite the current economic situation and high inflation, Heimstaden continues to make repairs and improve its housing portfolio. This year’s expenditure will amount to almost two billion crowns, with more than 400 million going towards the insulation of houses.

The country’s largest rental housing provider continues to meet its goal of investing massively in its portfolio while reducing the energy consumption of its buildings. During this year, Heimstaden has already carried out the insulation of houses in Ostrava-Poruba (Francouzská, Otakara Jeremiáš), Frýdek-Místek (e.g. K Hájku, Ostravská, Dr. Petra), Havířov (Edisonova, Mánesova) and Karviná (e.g. Cihelní, Holubova, Slovenská). Other locations will follow.

“This year we will repair almost 1,300 flats. By investing in the insulation of buildings, we continue to contribute to climate protection. This year we have allocated almost half a billion crowns for them. In addition, we are installing central low-emission gas boilers. This year, we put them into operation in 11 entrances with 90 flats and saved around 250 tonnes of CO2. We will thus reduce CO2 production by 1,300 tonnes every year,” says Heimstaden CEO Jan Rafaj.

Heimstaden will invest almost 90 million crowns of the two billion crowns allocated for water and sewerage systems and 60 million crowns for roof repairs. The repairs in the apartments include, among other things, the replacement of floors, tiles, tiles, installation of new electrical wiring, furnishings, etc. This year, for example, three apartment buildings with 24 flats in Ostrava-Michálkovice in Zvoníčkova and U Kříže Streets underwent complete reconstruction, including insulation of the building envelope. The total value of this reconstruction, including the construction of parking spaces, amounts to approximately CZK 41 million.

“Heimstaden is a traditional supporter of green policy. We use more energy-efficient LED luminaires with motion sensors to illuminate the common areas of the buildings, and 90 percent of the common areas are supplied with electricity from renewable sources. We are currently upgrading heating systems in two thousand apartments, and hybrid and electric cars are part of the company’s fleet,” explains Rafaj.

Heimstaden’s priority is to ensure that the clients’ apartments and common areas are repaired as soon as possible. However, the current labour market situation is not easy. In addition, Heimstaden is experiencing shortages of external subcontractors, with whom it works on some of the larger repairs, where the work of several professions builds on each other, and whose lead times are often up to twice as long as those of its core employees. The company tries to plan and coordinate all construction work as well as possible. Shortcomings are being gradually eliminated and the results are visible.

“We completed over 17,000 routine maintenance and breakdown orders, 62 per cent of which were ahead of schedule. One-fifth of emergency requests were resolved within two hours of reporting. We do our best to keep our clients happy. Heimstaden’s vision is to improve and simplify their lives through friendly homes. We will continue to improve the quality of our properties and their locations, expand our offer of long-term and stable rental housing and maintain a high standard of service,” adds Jan Rafaj.
