There is visibly strong interest in housing loans outside the 2% loan, Minister for Development and Technology Waldemar Buda informed. He estimated that the majority of those using the loan are people who postponed their purchase in 2022 due to the war in Ukraine and the increase in interest rates.
“There is a large demand outside the 2% credit. […] Those who are in the market are buying flats for the most part are people who are not using this credit, they are people who have gone back to buy,” Buda told Radio One.
When asked about the rise in housing prices, he admitted that “flats will indeed get more expensive”.
“They’re going to price lower than the inflationary scale anyway. […] It’s hard to expect, economists also take it into account, that all products increase and housing, however, does not. That’s just the way it is and we have to accept it. But I hope that on an annual basis the second half of the year will already be much calmer,” the minister stressed.
The 2% interest housing loan was introduced in July this year.
The Law on State Aid for Saving for Housing introduces the so-called 2% safe loan.
Persons who are under 45 years of age at the date of application for the loan will be able to apply for the subsidised loan, and in the case of persons running a household jointly, it will be sufficient that one of them is under that age (as long as both of them will be parties to that loan agreement). The person taking out the housing loan and the persons forming part of his/her household prior to the date on which the loan is granted will not be allowed to have ownership of a dwelling or a single-family house.
The loan with the instalment subsidy may be granted in the maximum amount of PLN 600,000 in the case of borrowers running a household jointly with their spouse or when the borrower’s household includes at least one child, in other cases – up to a maximum of PLN 500,000. A loan with a subsidised instalment may be granted without the borrower’s own contribution or with an own contribution of no more than PLN 200,000. These criteria will be able to be increased by means of a regulation of the Council of Ministers.
